FOUR STOREY RESIDENTIAL BUILDING DEVELOPMENT PROJECT
This was a massive project in every sense of the word. It started as a four storey building in Alderley Edge, Wilmslow, with loads of small dark rooms.
OVERVIEW
The new owner wanted a garage, shower room and store in the basement, one large open space in the shop at street level, and the 2 upper floors open plan with outdoor space on each level. We ripped the building apart and got rid of approximately 600 tonnes of waste by hand. Due to the tight access on site there was nowhere for a skip so it all had to be loaded into bags and transported to a waste transfer depot. It was a very labour intensive section of the job.
Once it was all ripped out we demolished all the floors and roof. You could stand in the basement and see the sky. We had a HUGE steel frame made which had to be bolted together on site. The floors could then be replaced with moisture resistant flooring sheets and the reinstatement could begin.
BUILDING DEVELOPMENT
Once the floors were in we started the brick work on the 3rd floor, this formed an opening for a massive set of bi-fold doors leading on to a terrace area. Getting the bi fold doors up was a task in itself !
We then set about re-roofing the remaining original section of the roof. We drove to Bakewell in Derbyshire to source matching slates. We strategically placed some Velux roof-lights to give the top floor office some much needed light. The flat roof of the new 3rd floor made an excellent outdoor space which can be accessed from a new Dorma window.
INTERIOR DESIGN
The majority of the internal walls have been stripped back to bare brick, intensively cleaned, acid washed and then sealed to give an industrial feel to the offices. Rustic oak flooring and a modern carpet on the staircases really finish it off nicely. We stripped all the paintwork of the stairs to reveal some lovely original mahogany Newall post and banisters. We replaced the spindles with glass to give it a modern edge.
FINISHING TOUCHES
The whole building was rewired and re-plumbed. Each floor has its own heating circuit so they can be controlled separately either physically or via smartphone app. This will save the client money as they won’t be heating rooms that are not in use. To add a homely feel we fitted a wood burner in the top floor office. To increase energy efficiency a new set of sliding sash windows was fitted to the 1st floor offices along with loads of insulation. As a result the heating only needs to be on for a matter of minutes to warm the place up.
The garage has been fitted with multiple electric car charging points. The tired old shopfront was replaced with a lovely new double glazed hardwood frame and door set. This last piece of the puzzle completely transformed the look of the whole building. Have a look through the pictures, we’re really with it and love the final result.
